At Hightown Housing Association, the safety and wellbeing of our residents is our top priority. To keep your home safe and compliant, we carry out regular inspections and maintenance with the help of our Health & Safety Officers, servicing coordinators, and trusted contractors. An essential part of this work involves gaining access to your home for vital inspections and servicing.
Allowing access to your property for compliance and building safety work is not just a legal requirement — it helps protect you, your family, and your neighbours. We appreciate the cooperation of residents who already support this, and we ask everyone to play their part.
We need access to:
- Meet legal safety standards in your home
- Carry out essential repairs and checks
- Ensure your property remains safe and habitable
- Prevent hazards such as gas leaks, electrical faults, or fire risks
There are several key times when we’ll need to enter your property, including:
- Annual gas safety checks by a Gas Safe registered engineer
- Electrical safety inspections (every five years) by a qualified NICEIC professional
- Installation or testing of smoke and carbon monoxide alarms
- Servicing of stair lifts
- Fire safety checks to ensure escape routes and fire protection measures are in place
- Stock condition surveys to assess the condition of building components
Your tenancy agreement states that you must allow access to Hightown staff or contractors:
- With reasonable notice (usually at least 24 hours).
- Immediately in emergencies.
- For repairs, inspections, and health and safety checks.
