At Hightown, we want all residents to feel safe, comfortable and proud of where they live. To help with this, we’d like to remind you of some important responsibilities around communal areas, waste disposal and making changes to your home.
Keeping corridors and communal areas clear
It is a legal requirement to keep communal hallways and corridors free of personal items. In a fire, anything left in these areas could block escape routes and put lives at risk.
Our Property Services Inspectors carry out regular inspections and will remove any items found in these spaces. Removal and storage costs will be charged to the resident responsible.
Waste disposal
Your local council is responsible for bin collection, but it is important that all residents dispose of waste correctly.
- Use the right bins for rubbish and recycling. Contaminated bins will not be collected and Hightown may need to arrange specialist cleaning – this cost is then shared by everyone.
- Do not place large items (such as furniture or appliances) in communal bins. Please take them to your local recycling centre or arrange a collection with your council. If you do this, please let Hightown know at: servicesadmin@hightownha.org.uk
- Fly-tipping is not permitted. Residents found responsible for dumping waste will be charged for its removal. If you spot fly-tipping, please report it to us.
Permission for alternations
We are happy for residents to decorate or carry out small DIY projects. However, larger alterations require permission from Hightown. This includes:
- Replacing doors or windows
- Installing new kitchen or bathroom
- Adding patio doors
- Fitting satellite dishes.
To apply for permission, you can:
- Send in full details of what you are planning to do to your Estates Officer.
- Apply online through yourMyHightown
- Write to your Property Services Inspector at Hightown House, Maylands Avenue, Hemel Hempstead, HP2 4XH.
Starting work without permission could lead to charges for damage, requests to undo the changes at your own expense or in serious cases, risk to your tenancy.
Winter reminders
As the cold weather approaches, please:
- Test your heating system
- Check your thermostats
- Turn off the outside taps to prevent freezing
- Ensure your annual gas service is up to date.
Taking these simple steps now will help prevent problems when winter arrives.
